The EPC is a means of rating the energy efficiency and environmental impact of a building. Both factors are rated on scales of A to G, A being the most efficient and having the least environmental impact and hence being the most desirable, from an energy performance point of view.
It is estimated that the average property in the UK would fall in bands D to E for both ratings. In addition to the rating the certificate also includes suggestions on how to improve the efficiency of your home and thus raise the rating, help to save the environment and save the home owner money to boot.
EPCs were introduced into the UK domestic property market on a phased basis as of August the 1st 2007. From that date all homes listed as having 4 or more bedrooms were required to have a valid EPC produced by an accredited Energy Assessor. As of the September the 10th 2007 this will be expanded to cover homes listed as having 3 or more bedrooms with the remainder of the housing market set to follow.
In accordance with the European Energy Performance of Buildings Directive, by 2009 all buildings in the UK that are constructed, sold or rented will have to have an Energy Performance Certificate.
