Responsibilities
The EPC will be prepared on the following terms without exclusion or limitation:-
| a) | the report will be prepared with reasonable care and skill; | |
| b) | the assessor will provide in the report an objective opinion about the condition of the property; | |
| c) | such opinion will be based upon inspection of the property. |
In order to achieve this, every effort will be made to inspect as much of the property as is practicable. The DEA cannot cause or risk damage, and must accept any restrictions imposed by the vendors.
The DEA is in no way required to:-
| a) | inspect such parts of the property as are not reasonably accessible on the day of the inspection or | |
| b) | move furniture, fittings or personal items at the property during an inspection. |
The DEA is also bound by a Code of Conduct and Health and Safety Policy, documents available upon request.
If the DEA is unable to complete the property inspection because the situation with the property/site is significantly different to that previously described, or the DEA is prevented from doing so by another party or by law or regulation or professional code of conduct, or there is an unacceptable health & safety risk the vendor will be liable to pay a reasonable cost of time and expenses incurred.
DeliveryPost inspection the vendor will receive written confirmation of the inspection along with a schedule for the delivery of the completed EPC.
No EPC will be issued before payment is received. Allow 5 working days for cheques to clear.
The issued EPC will be accompanied by a covering document outlining features of the EPC and qualifying recommendations made to improve energy efficiency of the property where necessary.
Data ProtectionYour data, along with a copy of the EPC will be kept by the DEA for a period of 15 years. As information within the EPC and property notes is considered "Personal Data" under the Data Protection Act 1998, the relevant provisions of the act will be implemented.
The EPC will be stored in a national database, the access to which will be restricted to those parties within the marketing and sales process for the property.
Cancellation / ReschedulingShould the vendor wish to cancel or reschedule the EPC inspection then the DEA must be informed prior to the day of inspection. If the vendor fails to give sufficient notice then they will be liable to pay a reasonable cost of time and expenses incurred.
ComplaintsShould the vendor be unsatisfied by the way in which their EPC was delivered then they should obtain and follow the recognised complaints procedure, available upon request.
